How it works

From checking your plot to handing over the keys.

Every Banao build follows the same five steps. Your agent runs each one with you, professionals compete for the work, and your money sits in escrow until the work is approved.

A client's Banao dashboard: their assigned agent and their project's current stage

One agent per client

A named Banao agent is your contact for the whole project. You never deal with a contractor directly.

Verified professionals

Architects, contractors, installers and listings are reviewed by Banao before they go live.

Money held in escrow

You fund the accepted bid into escrow. Professionals are paid from it only for work you approve.

Timelines you can see

Every step shows how long it usually takes and your expected completion date.

The process

Five steps, start to finish

Times are typical, not guaranteed. Your dashboard shows your own expected completion date.

  1. 01Usually 1–3 days

    Land & Plot

Before anyone designs anything, make sure the land is safe to build on. Start with a plot you own, or buy one through Banao: your agent verifies it and deals with the seller, so you never have to.

    A seven-point readiness check

Ownership papers, dues cleared (NDC), demarcation, physical possession, building-plan rules, soil investigation and utilities. Mark anything you are unsure of and your agent sorts it out.

    Your own timeline

Tell us how long you want each step to take. Your agent agrees a timeline with you, and your dashboard tracks it.

The Land & Plot step: a seven-point plot readiness checklist with ownership papers, dues and demarcation marked ready
The Land & Plot step: tick what you have, ask for help with the rest.
  2. 02Usually 4–7 weeks

    Architecture & Design

Verified architects bid for your design against an itemised brief your agent prepares. You choose one, fund the design fee into escrow, and the architect is paid once you approve the drawings.

A bid document, not a guess

Your agent turns your requirements into a bid document so every architect prices the same thing. It’s priced on your covered area, and you see your total before you pay.

    Revisions before payment

Ask for changes until the drawings are right. The architect’s payment only leaves escrow when you approve.

  3. 03Usually 7–14 days

    Contractor Tender

Contractors bid on your approved drawings and schedule of work. Every bid is split into payment milestones (foundation, structure, masonry, finishing), so you can see how the money will be paid out before you choose.

    Serious bids only

Contractors buy the bid document to download it, and bidding is free, which keeps out copy-paste proposals. Contact details are removed from proposals so the job stays protected on Banao.

An itemised BOQ to bid on

Your agent prepares the contractor bid document: a bill of quantities (BOQ) for your drawings, priced on your covered area. You approve it, then every contractor prices the same items, so bids compare line by line.

  4. 04Usually 3–7 days

    Review & Award

Compare bids side by side, talk them through with your agent, and award the contract. The contract starts when escrow is funded.

    Three ways to fund

Pay the full amount into escrow, fund one milestone at a time, or pay in installments on larger bids.

    Pay by bank transfer

Transfer to Banao’s account and upload the screenshot in your support chat. Your agent confirms it, usually within 1 working day.

Review & Award: three contractor bids on one tender, each split into payment milestones
Review & Award: every bid with its milestones, ready to compare.
  5. 05Usually 8–14 months

    Construction

The contractor submits each milestone, you review it, and you either approve it or ask for changes. Only an approved milestone is paid from escrow, into the contractor’s earnings.

    Nothing paid in advance

Each milestone is paid after the work is done and approved, never before. Money not yet released stays in escrow.

    Watch from anywhere

Meet your agent over Zoom or Google Meet, and where a site camera is installed, watch the site live from your dashboard.

Your agent

Someone on your side at every step

Your agent verifies your plot, prepares bid documents, confirms your bank transfers, books video meetings and steps in when something goes wrong. Message them any time from your dashboard; they usually reply within a few hours, 9am–5pm, Monday to Saturday (Pakistan time).

If something goes wrong

What protects you when a job goes badly

Normally this is where you would be chasing someone who has stopped answering their phone. On Banao, the money has not left escrow, and your agent is already involved.

Report a dispute

Something wrong on site or with a professional? Report it from your project. Your agent reviews disputes within 24 hours and works it through with both sides.

Funds stay in escrow until it is resolved

Warnings for professionals

Professionals who break the rules get formal warnings on their record, and can be suspended. They can dispute a warning, and Banao reviews it.

Accountability on every account

Deals stay on the platform

Phone numbers, emails and handles are automatically removed from chats and proposals, so nobody can take your job off-platform, where escrow cannot protect it.

Protection that cannot be bypassed
